What kind of damage can water really do?

You probably just had an amazing vacation, let's pretend Hawaii because I've always wanted to go there. You just spent two weeks in the fun and sun in Honolulu. Blissfully listening to the water as the waves crash around you. Unbeknownst to you, your house has also been listening to the steady, Drip Drip Drip of a faulty main supply line to the upstairs bathroom toilet. Two weeks of dripping water can cause quite a bit of damage to its surroundings. I visited a home today, where this exact scenario has already taken place.

Quick rundown of damages

  1. Bathroom Floor, wet and moldy down to the plywood flooring
  2. Bathroom Linen Closet / Extra Storage , Everything inside was COVERED in various molds
  3. Drywall, every bit of drywall and baseboards in the bathroom were wet and soggy.
  4. Master bedroom, Carpet and flooring all wet and moldy
  5. Downstairs Dining room, because of being underneath the upstairs master bathroom, it sustained water and mold damage to the ceiling, wall and flooring.
  6. Finished Basement, the water made it thru 2 other floors and ruined the ceiling and wall underneath the dining room.
  7. All of the Insulation, Drywall, Flooring will need to be removed and replaced from the effected rooms.
  8. Mold had sprouted in just about every room, and the HVAC system was just covered in it.

Water is a force of nature

All that damage from  a steady drip of water over a span of 2 weeks. Coming home from paradise, to a disaster like this is pretty heart breaking. Benign and Hazardous Mold Spores exist everywhere in our home environment. They also never truly die on their own. While you might get all the water up and dry the room out, without proper treatment, the mold will return as soon as any water enters their atmosphere. If your house suddenly gets humid from cooking a bunch of food, or just a nice day with the windows open, water will return and the mold will start growing again. 

To understand why mold is so hard to get rid, think of it like a tree. The mold you see on the surface is the branches and leaves, but underneath is a long branch and lots of roots going into your porous surfaces. When we come to treat mold, we do not simply wipe it away. We use a Patented Sporicidin product that not only works on the surface but penetrates the mold down to its root system. This is why bleach is so ineffective at treating mold; it is a surface cleaner and unable to penetrate the root system and fully remove the entire organism.

Most people will wipe it down and call it a day, and return to find the mold has spread again. How Does Ice Burst Water Pipes?

So most people know that when water freezes it expands. It makes a fool of us all at times. Raise your hand if you have left a soda in the freezer, only to return to an explosion of sticky icy sugar everywhere! 

Water Molecules in a natural state are very fluid, but when it reaches it’s freezing point the molecules take on a hexagon structure. This frozen ice block will expand outwards, along the path of least resistance. As it pushes forward, the pressure starts building. While the water in the pipe will flow back towards the main water line in the street, the water trapped between your faucet and the ice block will have nowhere to escape. Once the pressure is too great, somewhere along the line  it will fail. Pipes that are the most at risk are those in uninsulated or unheated spaces( your garage, your attic, poorly insulated outside walls).

How to Prevent Your Pipes from Bursting in Winter

  • Keep your garage door closed!
  • Open cabinets under the sink and in the bathroom, so that they can be reached by the warm air in your home
  • Insulate pipes
  • On exceptionally cold nights below freezing leave your taps dripping slightly. This might waste a small amount of water, but the wasted water will cost you less than having to replace busted pipes

If your pipes have burst or you notice them leaking, then it’s best to go ahead and turn off the water at your main line.

Then you’ll want to call a plumber, depending on the severity, you’ll also need to call a Water Damage Restoration Company.

Investing in updating those areas might be something to look at in the future.

    Believe it or not, you should not be heating your attic the same way you heat your home. Snow and Ice Dams can ruin your roofing and lead to all sorts of issues. To keep your attic cool, make sure it is properly ventilated and seal any holes or cracks in your ceiling leading to the attic.

Grease should never go down the drain

The fats in the grease and oil from your kitchen mix with the other chemicals in the sewers and form nasty conglomerations of chemicals that can build up and block the pipes that take our dirty water to the wastewater treatment plant.

When you pour grease into your sink it's just beginning its travels. The grease and oil head down your pipes and into the sewers where they meet up with all the other wastewater from the area. Here is where the nastiness starts.

The fats in the grease get broken down into their component parts — fatty acids and glycerol. These fatty acids bind calcium found in the sewers — created from biological processes including the corrosion of concrete — to create a "soap" compound. While it's called a "soap" because of its chemical composition, this isn't something you'd want to wash yourself with.

When you do accidentally get some grease in your pipes, you can go ahead and wash it out using boiling water and a mixture of vinegar and baking soda, according ot Scott English Plumbing. This will help push it out of your pipes, though it will still be able to coagulate in the main water system.

The best plan is not to let any grease get down the drain if you don't want the sewer coming out of your faucet.
